As the demand for horizontal developments outside of Metro Manila increases, one of the major players in the country’s real estate industry is focusing its efforts in the South.

Due to the rapid development of CALABARZON, particularly in Cavite and Laguna, the area is considered as one of the best places to settle down. As such, shuttling back and forth to Metro Manila may become less frequent in the coming years.

Citing examples, Cruz points to hotels like Acacia, Vivere, Bellevue, Crimson Hotel, and boutique hotels like Azumi, and B Hotel that have all recently populated the South to accommodate the rise in tourism and development.
“Major businesses such as call centers and even multinational corporations have also set up headquarters in the business parks in the area. In addition, lifestyle and entertainment areas are also expanding and giving southerners many options to enjoy their leisure time on the weekends,” Cruz added.
NLI does not only focus on well-designed houses. Mr. Cruz further stressed that community values are well preserved in all NLI projects, as reflected in the people friendly features and amenities developed within the residential estates.
Another important indication of the South’s strategic location for raising family is the abundant choices of schools where children and adults can go to. Schools like De La Salle University, St. Jude College, Cavite State University, Westridge Academy, Dominican College, Don Bosco College, and Green Fields Integrated School are located in the area.
“Due to the close proximity of everything in the South, there is a stronger sense of community that is noticeably lacking in the city. Social circles are more interconnected because everyone is either someone’s friend or friend of a friend. The southern community is also much more family-oriented,” Cruz observed.

An independent study by Cuervo Far East identified portions of Muntinlupa and Las PiƱas as the “Southern Manila West Growth Area” which will experience robust growth in property prices within the next five years.
Property prices are also expected to increase in the nearby provinces of Cavite and Laguna. Major infrastructure projects in the South will also greatly enhance the value of properties in the area.
